Our Occupational Contract is a fixed term Contract for 12 months.
What details are needed for a financial UK based guarantor
The details for the guarantor need to be noted on the application form as all documents will be sent to the guarantor at the same time they will be sent to applicant and they will have to sign the Occupational Contract along with a separate guarantor form.
The guarantor will have to be over the age of 21, own their own home in the UK and be in full time employment, we will require Photo ID for the guarantor along with details of their employment ie bank statements, and also proof of home ownership, letters from mortgage companies etc… and a utility bill for the property in the last three months.
What happens if you do not have a UK based guarantor
We appreciate that many international students do not have a UK based guarantor, but we can accommodate this issue by agreeing to quarter rent paid in advance (this is extended to international students only). Any other options can be discussed with this office.
When is the Deposit/Bond required
The deposit/bond will be required just before or when your contract is signed, we will give you details of our bank account so you can transfer the amount needed to secure the property.
What are the details of a joint tenancy.
Joint tenancies are occupational contracts agreed with two or more tenants, each tenant signing the occupational contract is jointly and severally responsible for meeting the terms of the tenancy in full, including paying the rent. Under a joint tenancy all the tenant/s have equal rights and are equally liable to cover any defaults in rent payments. Can I extend my contract
We welcome good tenants who wish to extend their occupational contract or to re-sign . We usually contact our tenants around October/November each which is the marketing period for the Cathays and Roath area to find out if they will be renewing their occupational contract for a further year.
When can I collect my keys and move into the property
Once all documentation and monies required have been completed and received, we will have your keys ready on the first day of the date of your signed occupational contract. We will also have a moving in report along with dated photos and our welcome pack which will be sent to your email address, this will include dated meter readings, we will also inform the County Council and Welsh Water of your details and dates of tenancy etc..
